What you get with a roofing zip

  • Every home in the zip, best fit first, with a roof fit out of 5: an older roof, a new owner in the last 12 months, the owner lives there, a bigger roof than most in the zip, and a home worth more than most
  • In Orlando, the roof's age from the last re-roof permit or the year built. In Boone, where North Carolina keeps no re-roof records, the years since the house was built or last remodeled
  • The roof size in squares on every home, estimated from the house's footprint, plus the heated square feet
  • The last sale with its date and price, and which homes were bought in the last 12 months under a roof 15 or more years old
  • A photo of each roof from above, and See the house for Street View, Zillow and directions
  • The roofer on the last permit, to find a competitor's old roofs or leave out your own customers
  • The owner's name and mailing address, and their phone and email with one tap on Get contact, with Do Not Call numbers marked
  • Filters for roof fit, roof age, home type, owner (new owners too), value and status, and a download with every signal as its own column

$900 a quarter per Orlando zip; larger zips, when we add them, follow the same sizes as HVAC: $1,800 and $3,000. In Boone, $300 to $900 a quarter per zip, by its homes 15 or more years since built or remodeled, or all of Watauga County for $1,500, less than its zips added up.

How the roofing list finds your best jobs

Where does the roof history come from?

City and county building permits for roofing work, matched to each home. A re-roof permit sets the roof's age. A home with only repair permits, or none at all, is dated by its year built as an original roof.

Why 15 years in Orlando?

Florida law (section 627.7011) bars an insurer from refusing a policy only because a roof is under 15 years old. From 15 years on, the insurer can require a new roof unless an inspection, paid for by the homeowner, shows 5 or more years of life left. That's when the roof becomes an insurance question for the owner.

How does it work in Boone?

North Carolina needs no building permit to replace the roof on a house when the job costs $40,000 or less, so no record dates a roof there. The Boone list goes by what is on record: the year built and the county's last remodel year. A house 18 or more years past either is due if it still has its first roof, and the list says the roof's age is unknown so you know to ask.

What are the five signals?

An older roof: 15 or more years old in Orlando, or 18 or more years since built or remodeled in Boone. A new owner: a sale in the last 12 months at a real price, since a buyer's insurer looks at the roof's age. The owner lives there: the tax bill goes to the house. A bigger roof than the middle roof in the zip, so the job is worth more. And a home worth more than the middle home in the zip. The zip's own middle sets the bar.

How is the roof size figured?

From the house's footprint: in Orlando, the heated square feet divided by the stories plus the garage and porches under the same roof; in Boone, the house's outline on aerial maps. Then times 1.15 to 1.3 for the pitch and the eaves in Orlando, and 1.2 to 1.45 for Boone's steeper mountain roofs. One square is 100 square feet. It's for a ballpark; measure before you quote.

Who is the owner?

The owner on the county property file, with the mailing address the tax bill goes to and the last sale's date and price. When the tax bill goes elsewhere, the list says so, since the owner may be a landlord.

Do I get phone numbers?

Yes. Press Get contact on any home and we look up the current owner's phone numbers and email. If the records only turn up a past owner, you get nothing instead of the wrong person's number. Your team gets 500 lookups per zip each quarter, and a lookup that finds nobody doesn't count. Numbers on the National Do Not Call Registry come marked, with the rule for when you may call them, and numbers tied to people known for suing over sales calls are left out.

Did these owners ask for a quote?

No. This is a cold list built from public records, and nobody on it asked to be contacted. The roof fit ranks who to reach first; it doesn't mean they're shopping for a roof.

How fresh is the list?

It's refreshed every month from Orlando's building permits and the Orange County and Watauga County property files, and the app shows the date of the last update. Sales show up as each county records the deed.

Can you add my city?

Orlando and Boone are live. Type your zip in the roofing list and ask for it if it isn't there. Most cities that publish their roofing permits can be added.
